How much does a chicken chaser, plucker, gutter make compared to a waitperson at Fearrington? Haven't a clue myself.

The waitstaff make very little, according to their W-2's. Not sure about chicken handlers.

it certainly could become more flooded. of course I guess your real point is are people going to try to build here if the market is flooded already.
I am just wondering if it will have any impact or if it just lip service to the people that voted for them. It is the latter, I think the time could be better spent.

It was a small joke about reported income and actual income. My brother's girlfriend works there and she is quite happy.

Small "joke" on my part...seemed an apples and oranges comparison to make. I have a high regard for either that have done the job...waiting tables isn't easy sometimes and I can not EVEN imagine working in the poultry processing lines. (Though as a teen in Chatham, had the "fabulous" offer to do so one summer, when they were having a very difficult time trying to find help!) I lucked out elsewhere.

Precisely, especially in one segment, high end homes. What we really need (needed) were homes in all market segments. But because of all the ordinances and regulations it has become too costly to build anything else BUT high end homes. And now that we're trying to kill commercial off with much of the same, the only type of commercial that will be able to afford to build here is big corporate (big box) or high end retail and commercial. And James, I'm not against zoning and ordinances. But I do think like Bunkey, they have taken it too far, in the other direction. It seems to be more of a knee jerk reaction than REAL planning.

Based on what data? Builders continue to build and sell moderately priced homes in Chatham Forest, Potterstone Village and Powell Place. And now that we're trying to kill commercial off with much of the same, the only type of commercial that will be able to afford to build here is big corporate (big box) or high end retail and commercial.
The moratorium doesn't impact commercial - said so on the front page of the paper.

All three developments you name are in the town of Pittsboro, not the county, as this thread pertains to...
"Chatham adds six months to development moratorium".
Commercial development follows residential. For commercial, it is all about rooftops, remember. So if you place a moratorium on residential, you also take out commercial. Your smart, you and the BOC already know that.
Now, add the zoning of property along major corridors to Residential, and the ill conceived Major Corridor Ordinance which the majority of citizens who attended the hearings were against, and you have shut down commercial development IN THE COUNTY.

And another thing...
The houses that ARE selling in the three Pittsboro developments you mentioned are priced in the mid-range and are NOT high end development I am referring to in my post in THE COUNTY.
But, if you check the sales for these developments I'm sure you will find they too are suffering from slow sales. Either way, commercial developers are following the same trend and backing off, IN THE COUNTY.

The signs all point to this being the start of very ugly economic times in the Country, the likes we have not seen since the Great Depression. Yeah, right. Chatham has some of the same building slow downs as the rest of the country. The tide will change and more commercial development will come soon enough. Seems silly to build more when folks are spending less and there are empty stores sitting in Cole Park and Chatham Crossing now. Preston & American Assets will build eventually. The land isn't going anywhere and our proximity to all things in the Triangle will continue to draw developers. There's only so much land in the other counties. Stop being such a chicken little. The downtown is waking up and so will the rest of the county.

How can it be said NO commercial is occurring, when you have dozers running at the county line, across from F. Village, signs of "coming soon" at Lystra, B. Chapel's planned commercial aspects, the H. Teeter Center, whatever the current is across from NW High, @ Powell Place, in the Lowe's area and inside of Pittsboro either new or being renovated such at the old Ford place, Edward's Antiques or other and what ever else Goodnight has brewing or others I haven't a clue in the brewing?

It doesn't matter. Market forces don't care whether homes are in the town or county. It's all one big inventory pool.
